Job description
Clay Construction
Estimator/Project Manager
Location: Langley, BC

Be the heartbeat between numbers and build. You see the whole board: budget, scope, schedule, and client expectations, and you love turning complexity into clarity. At Clay Construction, your estimates won't sit in a spreadsheet; they'll shape award-winning custom homes and renovations across Metro Vancouver. If you're equal parts meticulous and people‑centric, this role puts you at the center of preconstruction strategy and on‑site execution.

Clay Construction builds custom homes and high‑end renovations known for integrity, transparency, and craftsmanship. We communicate clearly, sweat the details, and deliver with pride. Our culture rewards ownership, positive problem‑solving, and rigorous follow‑through, because excellence lives in the little things.

As our Estimator/Project Manager, you'll lead projects from concept to close‑out: build accurate budgets, coordinate consultants and trades, keep schedules honest, validate costs, and keep clients fully in the loop. You'll leverage Buildertrend or JobTread for end‑to‑end transparency and use disciplined financial controls to protect budget and quality. Hybrid work is supported; local site presence is required for weekly verification and client meetings.

Key Responsibilities
  • Develop early Class D budgets; prepare detailed, line‑by‑line estimates; obtain and analyze trade quotes; align scope to client budgets.
  • Coordinate inputs from designers, engineers, and advisors; ensure contracts and insurance (COC) are in place before build.
  • Schedule hazmat and demolition; coordinate utilities (BC1 requests, power, drainage tie‑ins).
  • Build and maintain schedules in Buildertrend; conduct weekly site visits and client meetings; use photo/video documentation for remote reviews.
  • Lead client updates, ensure scope compliance, and implement PO tracking to prevent overbilling.
  • Validate supplier/trade invoices against scope and quotes; flag variances early; manage change orders and timing of payments.
  • Generate transparent client invoices; ensure accurate cost coding; help manage WCB/insurance/benefits compliance.
  • Coordinate AP/AR flow with accounting; maintain accurate documentation; assist with client handover and warranty items.
Qualifications
  • 3 to 5 or more years in construction estimating and project management (custom residential preferred).
  • Fluency with Buildertrend, JobTread, or similar PM platforms; strong scheduling, budgeting, and cost‑tracking skills.
  • Clear, proactive communicator and organized leader with high attention to detail.
  • Knowledge of energy‑efficient/high‑performance building is an asset; PMP or formal PM training is a plus.
Compensation & Benefits
  • Base salary: $80,000 to $100,000 CAD annually, plus up to $8,000 performance bonus, commensurate with experience and qualifications.
  • Benefits: Health, dental, retirement savings plan; PTO: three weeks' vacation + statutory holidays; professional development and mentorship.
Work Location & Schedule
  • Job type: Full‑time, permanent position.
  • Metro Vancouver projects with regular site presence (weekly).
  • Hybrid/off‑site work for planning, budgeting, and coordination is supported.
