Job description

You as a Development Coordinator will :

  • Participate in the full lifecycle of the development and coordinate consultant team through entitlements process : Official Plan Amendments, Zoning By-law Amendments, Site Plan Approval, Committee of Adjustment, Building Permit, etc.;
  • Work with architect and other consultants to develop the project design from schematic to working drawings;
  • Provide accurate and relevant data to establish project budget and project schedule;
  • Track all project costs to ensure completion within budget;
  • Work with the finance team to develop and maintain proformas to ensure the ongoing health of projects;
  • Assist with monthly project updates for investors and provide input for investment committee presentations;
  • Conduct project reviews and debriefs to identify areas for improvement and make recommendations based on findings;
  • Research ongoing municipal and provincial policy changes, new provincial Bills, Official Plan Amendments, Housing initiatives etc.; and
  • Support acquisitions team through underwriting process providing planning research and high-level schematic stats
Is this the right role for you?
  • A degree or diploma in architecture, planning, real-estate development, engineering or equivalent is required
  • Experience in a similar role in the real-estate industry
  • Experience in the residential sector will be a strong asset
  • Thorough knowledge of the local approval processes and policies, planning and urban design
  • Highly driven, committed, organized and flexible with the ability to meet challenging deadlines while prioritizing multiple tasks and projects
  • Strong interpersonal skills and team orientation with flexibility and resilience in dealing with a variety of different personalities
  • Self-motivated with excellent attention to detail, goal-oriented and driven by integrity
  • Experience managing the development process of highly complex rezoning and site plan approval submissions; participation in relevant past projects
