Overview

Reporting to the Practice Leader - Ontario, within the Real Estate Management Services (REMS) Group, the Construction Project Manager plays a critical role in overseeing leasing, tenant fit-out and capital expenditure (CapEx) construction projects across a diverse commercial asset portfolio. This role requires both independent initiative and collaborative execution, working closely with engineers, architects, contractors, and stakeholders to ensure projects are delivered on time, within scope, and on budget.

The ideal candidate is a proactive, detail-oriented professional with strong project management capabilities, technical acumen, and a commitment to safety and compliance. Key responsibilities include project planning, budgeting, scheduling, risk management, stakeholder communication, and contractor oversight.

Responsibilities
  • Collaborate with internal teams, architects, engineers, consultants, and contractors to define project scope, schedule, and budget on behalf of our Clients.
  • Lead and manage construction projects from initiation to completion, ensuring alignment with approved schedules, specifications, and budgets.
  • Oversee all aspects of project administration including cost control, schedule tracking, and change order management.
  • Manage and track Contemplated Change Notices (CCNs) and Change Orders (COs), with a focus on risk mitigation and resolution, ensuring client approvals are secured prior to execution.
  • Ensure sustainability and ESG considerations are integrated into project execution where applicable.
  • Coordinate tenant improvement work and ensure timely delivery for occupancy.
  • Review and validate project drawings and specifications for code compliance and compatibility with existing infrastructure; identify and communicate discrepancies or cost-saving alternatives.
  • Analyze bid packages and provide detailed cost vs. budget summaries.
  • Prepare and present regular project status reports and monthly budget analyses to internal teams and clients.
  • Facilitate stakeholder communication through consistent updates and meeting documentation, including construction meeting minutes.
  • Review and approve monthly progress draws, including statutory declarations and required documentation under the Construction Act.
  • Monitor project milestones and ensure adherence to budget and timelines.
  • Conduct on-site inspections to ensure compliance with safety regulations and the Ontario Occupational Health & Safety Act.
Qualifications
  • PMP, LEED, or equivalent certifications are considered an asset.
  • Proven experience managing multiple construction projects simultaneously.
  • Strong end-to-end project management skills, including budgeting, scheduling, and risk mitigation.
  • Proficiency with cloud-based project management tools and online file sharing platforms.
  • Highly organized with strong attention to detail and time management.
  • Self-motivated, proactive, and capable of working independently or collaboratively.
  • Effective communicator with strong listening and interpersonal skills.
  • Innovative thinker with analytical and technical problem-solving abilities.
  • Comfortable working in fast-paced environments and managing competing priorities.
  • Valid Ontario Driver’s License: flexibility to attend after-hours or weekend site visits and travel within Ontario as required.
