Job summary

Altus Group is seeking a Cost Consultant, Loan Monitoring to be on-site for high-profile, complex construction projects—from schools and hospitals to office towers—acting as the liaison between the construction company and the lender.

You will build relationships with project personnel and navigate the site to prepare trusted, accurate cost reports and forecasts through project completion and mortgage repayment.

Qualifications

• 3+ years of loan and project monitoring experience.
• Strong knowledge of construction estimating, budgeting, planning, payment scheduling, and insurance for commercial development projects.
• Familiarity with RICS Project Monitoring guidelines, CIQS methods, and provincial lien acts.

Responsibilities

• Visit construction sites and review contractor progress claims monthly.
• Track project budget, cost-to-date, and cost-to-complete.
• Report to the lender on overall progress and anticipated completion dates.
• Deliver pre-development services and assess project feasibility.
• Review development schedule and develop cash flow projections.
• Prepare preliminary reports confirming borrower’s equity before loan advances.
• Review contracts to minimize completion risk and manage change orders.
• Provide approvals on insured deposit advances and access to funds.
• Process payment certification under construction contracts per provincial acts.
• Collaborate cross-functionally to support project delivery.
