Operations Manager - Calgary

Porte Communities is seeking an experienced Operations Manager to oversee day‑to‑day operations and maintenance of our Calgary portfolio, comprising residential and commercial properties. Reporting directly to the General Manager, this senior role blends operational oversight with hands‑on management, ensuring smooth running of properties and delivering exceptional service to tenants.

Key Responsibilities
  • Lead, supervise, and support maintenance and property operations staff across multiple sites, fostering a collaborative, service‑oriented culture.
  • Mentor, coach, and develop team members to promote growth, accountability, and continuous improvement.
  • Manage recruitment, onboarding, and training programs for new hires.
  • Source, negotiate, and maintain relationships with external service providers and contractors, ensuring quality and safety standards.
  • Evaluate vendor performance and renegotiate contracts for cost‑effective service delivery.
  • Oversee all preventative and corrective maintenance activities, ensuring timely resolutions for tenant service requests and emergency maintenance.
  • Monitor, maintain, and troubleshoot building systems (HVAC, plumbing, electrical, life safety systems) in compliance with Alberta building codes and OHS standards.
  • Lead regular property inspections, develop action plans for repairs, upgrades, and maintenance, and enforce safety procedures for staff and contractors.
  • Ensure strict compliance with residential tenancy laws, building codes, and safety regulations.
