Primary Purpose
The General Manager (GM) is a key role in the professional oversight and direction of a multi‑use commercial property. Working in collaboration with the management and building operations team, the GM will lead all associated staff and contractors in providing first‑in‑class operational performance. This individual will be outgoing, friendly, engaging, and able to encourage cooperation and thoughtful compliance in the administration of service contracts and lease agreements.
Specific Responsibilities
Project Management and Planning
- Identify, recommend, initiate, plan and execute operational initiatives to continually improve the property, its systems, and the tenants’ experience.
- Timely execution of all necessary and approved capital improvement and repair projects; provide appropriate communication to all stakeholders; and ensure projects are completed on budget.
- Collect and analyse data to assist in budgeting, scheduling and implementation of strategic plans and operating procedures.
- Meet and exceed performance metrics for NOI, CAM charges, occupancy targets and recovery ratios.
- Develop knowledge of the local commercial market to identify value‑driven opportunities.
Team and Stakeholder Management
Customer and Business Relations
- Collaborate with all internal and external members of the WPM team, including clients, tenants, vendors, contractors, accounting and administrative staff to ensure the most efficient operation of the property.
- Demonstrate professional, effective and proactive, timely response in all business matters.
Leadership
- Responsible for the building operations staff to ensure the WPM standard of care for the property is maintained at all times. This includes the administration of the company’s performance management program and ensuring appropriate vacation/leave support when necessary.
Tenant Relations
- Consistently fair administration of the lease agreement, while providing sound and practical interpretation of the lease to all parties to the agreement; work closely with leasing department regarding sub‑leases, assignments and other lease administration functions, ensure proper documentation is in place, and that leasing objectives are being achieved as stipulated by the client; and coordination and attendance in touring of the space and property to prospective tenants as required.
- Maintain positive tenant relations through regular site visits, prompt response to questions/concerns, and routinely scheduled tenant meetings and correspondence.
Tenant Event Coordination
- Develop a tenant engagement and special event calendar that encourages tenant interaction and participation in various social and environmental initiatives.

- Ensure that all mechanical and safety systems are maintained in peak operating condition to enhance user satisfaction and building efficiency.
