Job summary

CBRE Group, Inc. is seeking a Building Operator to maintain small to medium-sized buildings, building systems, and equipment. You will perform daily rounds, log readings, and conduct preventive maintenance to ensure reliable operations.

This role involves operating HVAC, boilers, pumps, and life-safety systems, coordinating with contractors, responding to tenant requests and emergencies, and supporting energy efficiency initiatives.

Responsibilities

• Performs daily rounds and log readings
• Reviews and completes daily entries into engineer's log; investigates issues
• Completes preventive/demand maintenance tasks and inputs histories into CMMS; reports changes to supervisor
• Starts-up/shutdowns building infrastructure equipment
• Maintains and operates mechanical/electrical systems ( boilers, chillers, HVAC, pumps, generators, life safety)
• Repairs fixtures and equipment (washers/faucets, sinks, drains, pumps, motors, pipes)
• Maintains air handling units; greases bearings, replaces filters
• Conducts water treatment tests and generator tests
• Troubleshoots/repairs building infrastructure equipment
• Escalates unsafe conditions; responds to tenant requests and emergencies
• Oversees contractors to ensure adherence to contract standards
• Participates in meetings as required
• Performs general building maintenance (painting, drywall, grounds)
• Assists other classifications/trades as required
• Other duties as assigned

About the Role:

As a CBRE Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do:

• Performs daily rounds and log readings
• Reviews and completes daily entries into engineer's log; investigates any issues
• Completes preventative/demand maintenance tasks and input histories into Computerized Maintenance Management System (CMMS) as needed; report required changes to supervisor
• Starts-up/shutdowns building infrastructure equipment
• Ensures maximum energy efficiency, inspects/operates/maintains and repairs mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
• Performs repairs such as: replace washers/faucets, clear sinks, toilets and drains, clear grease traps/sumps, re-pack valves, replace pumps/motors, reset breakers, repair pipe systems, etc.
• Maintains fan/air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements
• Conducts water treatment tests
• Conducts generator tests
• Troubleshoots/repairs all building infrastructure equipment
• Escalates unusual events, occurrences or unsafe conditions to supervisor
• Responds to tenant requests and emergencies
• Oversees work of contractors/external service providers to ensure adherence to contract specifics and company/industry standards
• Participates in meetings as required
• Pump teardown/minor repairs/alignment
• Perform general building maintenance/repairs (i.e., painting, drywall, grounds maintenance)
• Assist other classifications/trades as required
• Other duties as assigned
