Job summary

Carmana Hotel seeks a Building Operator to ensure safe, efficient operation, maintenance, and repair of building systems at Langara Gardens, including boilers, HVAC, electrical, and plumbing.

Reporting to the Maintenance Manager, the role completes tenant and property repairs, supports preventative maintenance programs, coordinates with contractors, responds to work orders and emergencies, and helps maintain a safe, compliant, and service-focused residential community.

Qualifications

• Must hold a valid 4th Class Power Engineer’s Certificate recognized by Technical Safety BC.
• High school diploma and BC driver’s license.
• Two to three years of residential building maintenance and operations experience; commercial experience is an asset.
• Working knowledge of boiler operation and maintenance, with practical experience troubleshooting and completing general building repairs.
• Intermediate proficiency with Microsoft Office; experience using a building management system is an asset.
• Strong written and verbal communication skills with a service-oriented approach to tenants, contractors, and colleagues.
• Demonstrated initiative, resourcefulness, organization, sound judgement, and the ability to work independently and collaboratively.

Responsibilities

• Perform maintenance and repairs in tenant suites, common areas, and service spaces, including plumbing, heating, minor electrical, locks, fans, carpentry, drywall, painting, appliances, and related work.
• Inspect, operate, and maintain boilers, HVAC equipment, pumps, motors, lighting, and other building systems using hand and power tools.
• Complete scheduled preventative maintenance, including filter/belt changes, water-system testing, chemical monitoring, generator testing, and required logs.
• Coordinate and assist contractors servicing boilers, mechanical systems, elevators, fire safety equipment, generators, water treatment, and HVAC systems.
• Prioritize, track, and resolve tenant work orders through Yardi Maintenance IQ, providing timely service, quality workmanship, and professional communication.
• Maintain exterior grounds and building components through litter removal, pressure washing, snow removal, lighting upkeep, and minor roof/gutter/drain repairs.
• Maintain tools, materials, parts, maintenance-shop inventory, and equipment, including golf carts, and support Resident Caretaker training on minor maintenance tasks.
• Provide emergency and on-call support and follow all applicable safety legislation, regulations, property procedures, and Peterson policies.

What You Bring
