Job summary

JLL is seeking an experienced facilities operations professional to perform and coordinate building repairs, maintenance, and system oversight on-site in Winnipeg, MB. The role focuses on delivering superior tenant service while supporting energy management and capital projects.

The ideal candidate has at least five years in commercial property operations, knowledge of building automation (HVAC, security), strong mechanical aptitude, and a valid Class 5 license.

Qualifications

• Minimum 5 years of experience in commercial property operations.
• Applied working knowledge of building automation systems for mechanical, operations, maintenance, security, and HVAC.
• Strong mechanical aptitude and hands-on abilities.
• Willingness to be on-call 24-hour rotation.
• Valid Class 5 driver’s license and access to a personal vehicle.

Responsibilities

• Perform and coordinate building repairs, maintenance, and system oversight to ensure tenant satisfaction.
• Oversee HVAC, life safety, and other systems; supervise contractors and service contracts.
• Contribute to HSSE programs and safe work procedures for all tasks.
• Assist with tenant buildouts, construction, and capital projects per JLL standards.
• Ensure environmental and safety procedures meet regulations and portfolio performance requirements.

Position Summary:

The incumbent is responsible for performing and coordinating building repairs, maintenance, and system oversight while delivering exceptional service to tenants and contributing to the ongoing functionality and appeal of our buildings.

This position will champion the JLL Culture of Communication, Collaboration and Trust while performing the following duties:

• Apply a proactive approach to mechanical and physical repairs/maintenance, with careful attention to detail and improved maintenance standards to ensure building equipment operates efficiently and effectively, and the properties are seen as well-cared for facilities.
• Specific duties to include but are not limited to addressing building climate concerns, lighting requests, minor plumbing, performing emergency snow and ice removal, site garbage tours and pick up, operating automation systems, including HVAC and security, coordinating tenant requests.
• Oversee contractor activities during regular time and after hours when needed. Supervision of scheduled maintenance contracts and related services, including but not limited to interior/exterior maintenance, HVAC systems, life safety systems, and cleaning services.
• Participate in and contribute to company HSSE program including hazard assessments and safe work procedures for all associated tasks prior to commencing work.
• Energy Management review and implementation of cost savings.
• Excellent quality tenant services, emphasizing a cooperative and helpful approach in all interactions with tenants.
• Assist with the Supervision of tenant buildouts, construction and capital projects, being our liaison to ensure procedures, timelines and quality control are maintained to JLL standards.
• Ensuring that appropriate environmental & safety procedures are implemented to ensure compliance with government regulations and contribute to the overall performance of the company and portfolio

• Minimum 5 years of experience in commercial property operations, experience with medical office or healthcare facilities preferred.
• Applied working knowledge of building automation systems for mechanical, operations, maintenance, security, and HVAC.
• Possess a strong mechanical aptitude, hands‑on abilities, and an above average understanding of building components.
• Available for on-call 24-hour rotation as assigned.
• 5th Class Power Engineer Certification required.
• Basic computer knowledge including but not limited to Outlook, Word, Excel, Adobe applications. Experience working with Building Engines/Prism is an asset.
• A basic working knowledge of blueprints and construction drawings.
• Ability to communicate and relate to a variety of people, including tenants, senior staff, property management, mechanical and service personnel
• Valid Class 5 driver’s license and access to a personal vehicle required (mileage provided)
