Salary: 25 / hr

Building Manager

Responsible for protection of the property and maintaining the good condition, appearance and efficient functioning of the building, grounds, parking lot, and common areas while maintaining the quiet and good order with all building owners and residents and ensuring a high level of security for the building

WORK PERFORMED
  • Forwards all written complaints, concerns received, or any issues of unprofessional or politically sensitive nature to the Property Manager and enters such information in the Log book.
  • Posts and delivers notices prepared by the Condominium Board of Directors (BOD) and / or Property Manager as per instructions from the BOD or Property Manager

Schedule: 3 hours per day, Monday to Friday (hours are flexible)

Additional Work

Occasionally, weekend work may be required for resident move-ins / outs. Extra pay will be provided for those hours.

Requirements

The ideal candidate should have an administrative background and be comfortable handling day-to-day building management duties.

Cleaning
  • Ensures the building and all common areas are maintained according to the following standards:
  • Garbage Room and Garbage area is to be checked when onsite.
  • BBQ should be power washed twice a year.
  • Exterior litter and debris and droppings must be removed from the grounds on a constant and ongoing basis for appearance sake as well as safety. Inspect grounds and parking lot and report potholes. Ensure all element areas are in good and safe condition and in winter. Ensure lighting system functions properly. Walk all common areas, inside and outside and pick up all litter.
Building Maintenance
  • Supervises trades people, ensuring building access is granted and that work is carried out as specified in the work order.
  • Walks common areas of building weekly to note deficiencies.
  • Completes a full weekly inspection of the building and grounds noting all items in the Log book and reporting to the Property Manager.
  • Weekly inspection of balconies to ensure inappropriate items are not placed on the balcony.
  • Documents all maintenance concerns and sends requests to the Property Manager on matters that require immediate attention.
  • Addresses all minor maintenance matters with their own tools and records such incidents in the Log Book including, but not limited to the following:
  • Changing of ceiling tiles, when necessary.
  • Common area light bulb replacement.
  • Checking drains & downspouts for blockages during heavy rain.
  • Reports maintenance work completed to the Property Manager and records in the Log book for review by the BOD.
  • Garbage is to be put out for pickup the same day prior to each pickup.
  • Clears all sidewalks of any snow accumulation as necessary.
  • Carries out other minor maintenance related tasks as required by the Property Manager.
Security
  • Filling out appropriate log sheets in accordance with the fire requirements and snow removal services.
Parking
  • Routine inspections of the visitor parking area.
  • Co-ordinate with the towing company if necessary.
  • Strict enforcing of the visitor parking policy and building security and rules / by-laws as well as the fire lane parking control.
Administration
  • Maintains a bound Log book, recording all building activity including such items as emergency telephone numbers, trade work in progress and completed, and other items pertaining to condominium maintenance and management. The Log book will be available at all times to the Property Manager and will be available for review at Board of Directors meetings.
  • Maintains secure inventory of building keys including unit masters, elevator service, service or storage and supply cupboard. Follows company policies and procedures with respect to issuing keys and FOBs and maintaining security, ensuring residents do not receive keys for any unit other than their own. Records all written authorizations in the Log Book.
  • Schedules and coordinates the elevator for move-ins and move-outs including designating elevators as off and on service and hanging elevator pads to prevent damage.
  • Ensures the Daily Log book is maintained according to the standards prescribed above.
KEY PERFORMANCE INDICATORS
  • Cleanliness of Building.
  • Maintenance items repaired timely manner.

  • The employee shall perform the duties of this specific position (as such duties from time to time be established by the Company). These duties and titles are subject to change at the discretion of the Company, including a change that would require the employee to accept duties of a different or subordinate position.
