Job description

Building Better. MODUS Structures Inc. is an experienced off‑site design, manufacturing, and construction company, based in Crossfield, Alberta. Established in 2004, MODUS has successfully provided innovative and cost‑effective building solutions to the educational, commercial, residential, industrial, and institutional sectors. Operating two manufacturing facilities totaling 200,000 sq. ft. of insulated and heated workspace, the MODUS team works to design, manufacture, and deliver building projects faster than traditional site‑built methods.

Role Description

Reporting to the Director of Design, the BIM Manager is responsible for leading both the digital delivery strategy and the design development process across modular residential, commercial, and mixed‑use projects. This role bridges architectural design, BIM execution, manufacturing systems, and construction delivery, ensuring that projects are aesthetically compelling, technically coordinated, and optimized for manufacturing efficiency and constructability. The BIM Manager is responsible to develop BIM standards, digital components and libraries, and digital automated workflows. They are also responsible to oversee and support model coordination and the execution of digital workflows by Design Team members during the development Building Information Models from concept through production. The BIM Manager is also responsible to lead and/or support design development for specific projects as time and workload permits.

Responsibilities
  • Develop, implement, and maintain BIM standards, protocols, and execution plans across all projects
  • Lead model coordination and clash detection processes across disciplines
  • Develop and manage BIM workflows to ensure model integrity, version control, and data accuracy
  • Develop and maintain a library of digital components and assemblies
  • Establish and manage common data environments and digital collaboration platforms
  • Ensure models support estimating, scheduling, manufacturing, and construction planning
  • Provide technical guidance and support to project teams on BIM tools and processes
  • Lead coordination meetings and ensure timely resolution of model conflicts
  • Evaluate and implement new digital technologies to enhance project delivery
  • Lead the design development process for assigned projects from concept through production
  • Guide multidisciplinary teams including architects, drafters, BIM specialists, engineers, and project managers
  • Review and approve design documentation at all project stages
  • Ensure alignment with design intent, modular standards, and regulatory requirements
  • Develop and maintain design standards and best practices
  • Ensure integration between design deliverables and BIM workflows
Integration with Manufacturing
  • Support Design for Manufacturing and Assembly (DfMA) principles
  • Translate architectural concepts into modular‑friendly, repeatable components
  • Coordinate closely with manufacturing engineers to optimize factory production
  • Ensure models and design details align with fabrication and logistics constraints
Construction Interface
  • Support site‑specific design adaptations
  • Collaborate with construction teams to resolve clashes and installation challenges
  • Ensure BIM models support sequencing, installation planning, and field coordination
  • Assist with digital handover and as‑built model processes
Client & Stakeholder Engagement
  • Participate in client meetings to communicate design vision and technical solutions
  • Present models, visualizations, and design iterations
  • Collaborate with internal stakeholders to align project objectives
  • Support proposal development and technical presentations as needed
Quality, Compliance & Continuous Improvement
  • Ensure designs meet applicable codes, regulations, and quality standards
  • Drive consistency in digital delivery and documentation practices
  • Promote continuous improvement in design and BIM processes
  • Support sustainability initiatives through digital modeling and analysis
Qualifications & Experience
  • Bachelor’s or Master’s degree in Architecture, Engineering, Construction Management, or related field
  • 7+ years of experience in design, BIM, or digital delivery within construction or modular environments
  • Minimum 3 years in a leadership or coordination role
  • Strong understanding of modular construction and prefabrication principles
  • Advanced proficiency in BIM platforms and 3D modeling tools
  • Strong knowledge of BIM standards and digital project delivery frameworks
  • Experience with DfMA and LEAN principles
  • Excellent leadership, communication, and coordination skills
Preferred Qualifications
  • Professional designation (Architect, P.Eng., or equivalent)
  • Experience in vertically integrated design‑build organizations
  • Knowledge of sustainability frameworks (LEED, Passive House, Net Zero)
  • Experience implementing BIM standards or digital transformation initiatives
  • Strong facilitation and cross‑functional leadership skills
