Powered by our proprietary cloud and AI technology, nesto has become one of Canada's fastest-growing mortgage lenders, gaining market share across direct-to-consumer (D2C) residential lending, the broker channel, and multi-family commercial lending. Recognized as one of Deloitte's Fast 50 companies for three consecutive years, we continue to push the industry forward through innovation, technology, and customer-focused solutions.

Operating through our family of brands— CMLS , nesto , and Nesto Cloud —our mission is to build Canada's mortgage ecosystem of the future and create a true Canadian champion in lending technology and financial services. Learn more at: https://nestogroup.ca/

At nesto, we're passionate about challenging the status quo and building a better mortgage experience and saving money on their mortgages for Canadians. If you're looking to solve meaningful problems alongside ambitious, supportive teammates, you'll feel right at home here.

About the team

We’re a team of doers who believe compliance should support the business, not stand in its way. We work side by side with teams across nesto Group to design smart, compliance-based processes that are clear, practical, and easy to follow. We’re hands-on, collaborative, and focused on getting things right, not just from a regulatory perspective, but also in a way that makes sense for how the business actually operates. This role reports directly to the Senior Lead, Trust & Safety and will work closely with teams across nesto Group. If you’re motivated by impact and thrive in a fast-moving environment where you can take ownership and drive meaningful change, this role is for you.

About the role

Four positions | Reports to: Senior Lead, Trust & Safety

You will also handle AML escalations, including the preparation and submission of Suspicious Transaction Reports (STRs) directly to FINTRAC, and ensure all compliance records are accurately maintained in accordance with PCMLTFA requirements.

You'll support audit and FINTRAC examination readiness and help ensure our program remains current with evolving regulatory requirements and guidance.

In this role, your work will include:

Client Due Diligence & KYC

  • Conduct full KYC onboarding reviews for commercial borrowers, guarantors, indemnitors, and related parties
  • Conduct enhanced due diligence on a risk-assessed basis
  • Collect and validate corporate documentation, including articles of incorporation, share registers, trust deeds, and partnership agreements
  • Identify and verify beneficial ownership in complex, multi-layered, and multi-entity structures, documenting ownership charts with clear evidentiary records
  • Conduct periodic KYC refresh reviews on existing clients in accordance with their assigned risk tier
  • Update client risk ratings in response to material changes or scheduled risk tier reviews
  • Apply CMLS' AML risk rating methodology at onboarding and throughout the client relationship, including geographic and industry risk, PEP exposure, and adverse media
  • Ensure all risk rating rationale is clearly documented and audit-defensible

Sanctions & Screening

  • Conduct sanctions, PEP, and adverse media screening at onboarding and on an ongoing basis, documenting outcomes and escalating as appropriate to the Senior Lead, Trust & Safety
  • Identify and document transactions or behaviours that may give rise to reasonable grounds to suspect money laundering or terrorist financing
  • Prepare and submit Suspicious Transaction Reports to FINTRAC, escalating to the Senior Lead, Trust & Safety as appropriate

File Integrity & Regulatory Readiness

  • Maintain complete, well-organized AML files in accordance with PCMLTFA record-keeping requirements
  • Support internal audits and FINTRAC examinations, responding to regulatory enquiries in collaboration with the Senior Lead, Trust & Safety
  • Assist in maintaining and updating AML procedure documentation, checklists, and templates as directed

Professional Development

  • Maintain current knowledge of FINTRAC guidance, PCMLTFA obligations, and AML/ATF best practices as they apply to the mortgage sector

Who we're looking for:

You're a doer. You have a sharp eye for detail and a genuine interest in how corporate structures work. You're comfortable working through complexity, you take your files seriously, and you know that in this kind of work, the documentation is everything. You thrive in a role where precision matters and where the work you do has real regulatory weight behind it.

You’ll be successful if you have

  • 3+ years of experience in compliance or anti-money laundering, with exposure to complex entity structures
  • An understanding of corporate structures and documentation, including multi-layered and multi-entity ownership arrangements
  • Strong documentation discipline and ability to maintain clear, thorough, and audit-defensible records
  • High attention to detail and exceptional analytical skills
  • Sound judgment in identifying and escalating risk indicators
  • Ability to handle sensitive and confidential information with discretion
  • Experience in KYC, regulatory compliance, or familiarity with PCMLTFA and FINTRAC guidance is an asset
  • ACAMS designation is not required but an asset
