Avenue 31, a real estate development firm, is seeking a detail-oriented Accountant to support the finance team across its real estate investment and capital businesses in Ottawa. The role focuses on accounts payable, month-end close, and general accounting across multiple entities.

Ideal candidates have a degree in accounting and at least 2 years of accounting experience, with exposure to MS Dynamics 365 Business Central and the real estate sector considered a plus.

Responsibilities

• Oversee Accounts Payable lifecycle with high accuracy and 2-way matching.
• Manage bi-weekly payment runs and optimize Days Payable Outstanding (DPO).
• Oversee corporate credit card program and employee expense reimbursement.
• Lead month-end closing and ensure accurate AP accruals and intercompany entries.
• Prepare bank reconciliations and assist in monthly financial statements.
• Ensure compliance with provincial tax (HST/GST).

Avenue 31 is a real estate development firm looking to build a principled and lasting brand with a diversified stream of income from large scale logistics / industrial properties; transit-centric residential development and intermodal rail infrastructure across Canada. Avenue 31’s target business streams are aimed at addressing many of the drivers that are shifting the way we organize our cities, specifically the movement of goods and people. We are currently pursuing development opportunities in these three property classes in Ottawa and their surrounding regions.

About The Role

We are seeking a detail-oriented Accountant to support the finance team with accounts payable, month-end close, and general accounting functions across our real estate investment and capital business. This is an excellent opportunity for someone early in their accounting career looking to build broad experience across a multi-entity organization.

Key Responsibilities

Accounts Payable & Disbursements

• Oversee the end-to-end Accounts Payable lifecycle, ensuring all invoices are processed with high accuracy and proper 2-way matching when applicable
• Manage bi-weekly payment runs and optimize the company's Days Payable Outstanding (DPO)
• Oversee the corporate credit card program and employee expense reimbursement
• Prepare and analyze AP aging reports
• Maintain internal controls to prevent fraud and duplicate payments
• Maintain accurate vendor records and support vendor account setup and maintenance
• Act as the primary point of contact for external clients regarding payables and cash disbursements

Procurement

• Oversee the entire procurement cycle, from Purchase Requisition (PR) and Purchase Order (PO) issuance to final payment.

Month-End Close & Financial Reporting

• Lead the month-end closing process, ensuring all AP accruals, prepaid expenses, and intercompany transactions are recorded accurately
• Prepare bank reconciliations for all companies (excluding property bank accounts)
• Ensure Work-In-Progress reporting is up to date and available to other departments
• Assist in preparing the monthly financial statements
• Ensure the General Ledger (GL) accurately reflects all trade payables and accrued liabilities
• Support year-end audit preparation and respond to routine audit requests as needed
• Manage monthly intercompany ledgers and payments
• Ensure compliance with provincial HST/GST regulations, including preparation and filing of returns
• Track assets and apply depreciation

Qualifications

Required

• Degree in Accounting or related field
• Minimum 2 years of relevant accounting experience

Assets

• 3+ years of accounting experience
• Experience with Microsoft Business Central
• Experience in the real estate industry

• Starting salary range of $65,000–$70,000, commensurate with experience
