Job summary

SEEK is seeking a Senior Property Manager for a premier commercial office portfolio in Sydney. You will lead property operations, facilities management, and financial stewardship to drive asset value.

Collaborating with ownership, asset management, tenants, and service providers, you will oversee budgets, reporting, risk, and lease administration while enhancing tenant satisfaction and long-term portfolio performance.

Qualifications

• Minimum 6+ years' experience in commercial property management, preferably across office assets.
• Strong understanding of commercial property operations, facilities management, and lease administration.
• Demonstrated experience in budget preparation, financial reporting, outgoings management, and contractor procurement.

Responsibilities

• Oversee property and facilities management, including maintenance programs and service provider performance.
• Manage procurement, tendering, and performance of service providers across cleaning, security, landscaping, waste management, mechanical, electrical, hydraulic, fire, and other building services.
• Prepare and manage annual operating budgets, forecasts, business plans, and outgoings reconciliations.
• Monitor rental income, arrears, expenditure, and overall portfolio performance against approved budgets.
• Deliver accurate financial, operational, and asset performance reporting and analysis to management and ownership.
• Develop and maintain strong tenant relationships, delivering high levels of customer service and supporting tenant retention initiatives.
• Coordinate tenant onboarding, relocations, fit-outs, make-good works, and lease compliance obligations.
• Ensure compliance with statutory and regulatory requirements and maintain a proactive approach to risk management and governance.
