Your opportunity
As the Retail Sales Executive, you will identify, strategise and maximise additional pop up and sundry leasing income and new client opportunities across Mirvac's Retail portfolio that drive sales and deliver outstanding asset returns and optimised value to our investors. To ensure the highest presentation standards are consistently maintained, with a view to delivering exceptionally memorable and rewarding experiences to our operators, customers, guests and communities.
Your responsibilities will include:
- Ensuring the customer and guest experience is encompassed in all aspects of the role and the asset’s offerings.
- Understanding and contributing to each asset’s Business Plan, and ensuring mall storage and merchandising plans are aligned to these.
- Building rapport with Mirvac teams, key local community groups and authorities, customers and guests, and attending meetings as required.
- Continuously seeking innovative ways to source and deliver new retail and partnerships that will enhance the mix and experience at each asset.
- Building strong relationships with retailers/clients, and managing their performance, operations and presentation to maximise sales and traffic at each asset.
- Proactively growing revenue-based opportunities and sourcing new business and high-quality leads.
- Dealing with issues promptly and efficiently, and ensuring both the asset and pop up retailers are meeting the conditions stipulated under the lease/licence agreements.
- Reviewing market data and adjusting asset strategy accordingly with relevant approvals.
- Continuously reviewing and refining each asset’s Partnership strategy where required to ensure budget achievement and overall vision for the asset is achieved.
- Ownership of administration processes, documentation, file notes and associated data integrity in Salesforce.
- Working with each asset’s Administration teams to ensure timely issuance of pop up retailer invoices along with receipting, and keeping track of debtors to ensure nil debt is achieved.
- Actively working with the Real Estate Operation team to deliver on revenue producing partnerships or experience generating community events and special promotions.
- Ensuring the accuracy and currency of information on each asset’s collateral.
- Ensuring the bump in and bump out process at each asset causes minimal inconvenience to the public, retailers and the Centre Management team and is completed safely, on time and in accordance with relevant legislation, Mirvac policies and procedures.
- Driving improvements and maximising efficiency of the Partnership procedures to enhance the retailer and customer experience.
- Assisting with month-end procedures in accordance with the finance timetable, which may include but is not limited to preparing of accruals and prepayments, forecasting and general ledger reconciliation.
- Preparing and implementing each asset’s Pop Up Leasing, Sundry & Vacant Shop Budget, and contributing to the asset’s Income and Expenditure Budget.
- Monitoring, reforecasting and prudent financial management to meet or exceed budget targets.
- Working collaboratively with national teams to deliver divisional initiatives and contributing to the implementation of the strategy.
- Positively promoting Partnership opportunities and communicating team wins and success stories.
- Adhering to Mirvac policies and procedures and internal reporting deadlines, and providing accurate and high-quality reports, and quick responses to requests for information.
- Keep up to date with asset research, trade area developments, and retail trends (competitor, internal and external) and communicating outcomes.
- Proactively engaging with industry bodies, and emerging retail industry concepts and trends.
- Assisting with any projects, or undertaking additional duties as reasonably required.
- Supporting existing long term media/sundry partnerships at Mirvac, through innovating with existing assets, extracting greater value, researching market data, reviewing competitive landscapes for increased financial performance;
- Supporting with administrative functions for media and Sundry partnerships within Asset management
- Seeking new commercial opportunities across media, agencies and brand owners
- Coordinate the delivery and installation of new media solutions across Asset Management
Your point of difference
- Minimum 3 years’ experience in retail or sales
- Demonstrated commercial/financial acumen with experience in the preparation and ongoing management of budgets on an accrual basis, and debt collection
- Demonstrated account and contracts management experience is desirable
- Previous experience setting and achieving sales targets, budgets and forecasts including quarterly and yearly deliverables, is desirable
- Previous experience winning new business appropriate to the stage of the Asset lifecycle, and driving innovation is desirable
- Relevant tertiary qualification in Business, Marketing, Commerce or equivalent is highly desirable
- High level of IT proficiency e.g. Microsoft Office package, Salesforce
- Proven ability to consistently hit and exceed KPIs and revenue targets
- A strong understanding of relevant legislation and the legal obligations of the Centre and of the position
- Current Driver’s Licence and own motor vehicle are essential
- Exceptional stakeholder management, communication and interpersonal skills
- Strong pitching, influencing, presentation and negotiation skills
- A proactive and self-motivated approach with the ability to solve problems, improve system and procedural efficiency and effectiveness
- A team player attitude with the ability to work independently or as part of a team, multitask and adapt to change, and a willingness to be flexible
