We’re seeking a Property Management Operations Manager to join our dynamic Property Management team. In this pivotal role, you’ll partner closely with the Head of Property Management to streamline operations, enhance service delivery, and ensure compliance with Queensland property legislation.

Review and audit portfolio performance in alignment with established procedures and business objectives.
Develop, implement, and monitor operational policies, systems, and workflows to drive efficiency and compliance.
Create comprehensive onboarding and training materials for internal processes and systems, hosted on SharePoint.
Prepare key business reports, performance statistics, and operational updates for the Head of Property Management.
Collaborate with the Trust Account Manager to support mid‑month and end‑of‑month processes, including tenant deposits.
Provide departmental support and relief coverage for property portfolios as needed.
Coordinate internal and external audit preparation, ensuring data integrity and compliance within PME.
Prepare summaries and insights to support one‑on‑one meetings between the Head of Property Management and Property Managers.
Manage Client Satisfaction (CSAT) and Net Promoter Score (NPS) programs, including survey cadence, results analysis, and action planning.
Draft and distribute client communications regarding legislative updates, market trends, and other relevant information.
Foster strong partnerships with contractors and external suppliers, ensuring performance, compliance, and alignment with the Kollosche brand and service standards.
Review and approve listings prior to market release, ensuring accuracy and compliance with marketing and trust account requirements.
Maintain up‑to‑date knowledge of Queensland property legislation, including the Property Occupations Act 2014 and the Residential Tenancies and Rooming Accommodation Act 2008.
Support risk management activities, including compliance with pool safety, smoke alarm standards, and other statutory obligations.
