OVERVIEW

An exciting senior leadership opportunity exists for an experienced property professional to oversee a major commercial tower and an expanding South Australian precinct. This role offers a unique blend of strategic leadership, portfolio management, stakeholder engagement, and operational oversight across premium office, retail, and mixed‑use assets. As the General Manager – SA, you will provide strategic direction, ensure superior service delivery, and drive high performance across all facets of the portfolio. You will lead a multidisciplinary team, cultivate a culture of excellence, and deliver exceptional tenant and customer experiences. This role is pivotal to the ongoing growth, performance, and long‑term success of the precinct.

Key Responsibilities: Portfolio & Asset Management
  • Oversee day‑to‑day operations across a major commercial tower and associated premium retail asset.
  • Prepare and manage annual budgets, forecasts, CAPEX programmes, and strategic asset plans.
  • Monitor financial performance, including rent collection, arrears, leasing administration, and contract compliance.
  • Conduct regular inspections to ensure safety, presentation, and operational standards are met.
  • Drive risk management, sustainability, and ESG initiatives across the portfolio.
Retail Precinct Management
  • Build strong relationships with retailers and oversee retail operations in line with legislative requirements.
  • Partner with internal teams to enhance retailer performance and consumer experience.
  • Administer leases, monitor tenant obligations, manage disputes, and maintain retail operating frameworks.
  • Develop and maintain precinct handbooks, operational rules, and consistent reporting systems.
  • Foster exceptional tenant satisfaction, retention, and engagement.
Leadership & Team Development
  • Lead, mentor, and develop the South Australian team, promoting accountability and collaboration.
  • Build a positive performance culture that aligns with organisational values.
  • Support professional development and enhance capability across the team.
Reporting & Compliance
  • Produce timely and accurate operational, financial, and stakeholder reports.
  • Ensure full compliance with relevant legislation, leases, contracts, and internal policies.
  • Maintain robust systems for asset performance, tenant reporting, and operational monitoring.

CRITERIA
  • 10+ years’ experience in senior property or asset management, ideally across premium‑grade or complex mixed‑use environments.
  • Proven track record delivering major commercial, multi‑stage developments or large‑scale precincts.
  • Strong financial, analytical, and commercial acumen.
  • Experience managing tenants, retailers, service providers, and government stakeholders.
  • Strong technical understanding of property operations, facilities management, compliance, and leasing.
  • Tertiary qualifications in Property, Business, Finance, or related areas.
  • Experience with property management software systems (Yardi highly regarded).
  • Strong capability in stakeholder engagement, conflict resolution, and customer experience enhancement.
