Job summary

Built is seeking a Finance Manager to shape funding, modelling and financial strategy across our platform and construction operations. You will guide feasibility, investment assessment and planning through to debt facilities, equity calls and reporting, partnering with Development, Construction and Investment teams.

You will lead funding management, scenario analysis, and management reporting while driving scalable finance processes as the platform grows.

Qualifications

• Experience in commercial finance and project finance across real estate development.
• Strong feasibility modelling and investment analysis capabilities.
• Advanced Excel and financial modelling with integrated cash flow, funding and feasibility models.
• Experience with debt drawdowns, equity funding, lender reporting and covenants.
• Strong financial accounting and management reporting abilities.
• Excellent attention to detail and ability to manage multiple projects and deadlines.
• A relevant tertiary qualification in Finance, Accounting, Commerce, Economics, Property or related discipline.

This is a high‑impact opportunity to join Built Living’s growing finance team and play a central role in shaping how one of Australia’s most ambitious new housing ventures is funded, modelled and built. Reporting to the Senior Commercial Finance Manager, you’ll provide commercial finance, funding, investment analysis and financial management support across our platform, development pipeline and construction operations.

The Opportunity

As Finance Manager, you’ll work across the full platform and project lifecycle - from feasibility, investment assessment and planning through to debt drawdowns, equity calls, cash flow forecasting, covenant compliance, construction and management reporting. You’ll partner closely with our Development, Construction, Investment and Finance teams to support project decision-making, funding execution, operational planning and platform performance, helping ensure projects are appropriately funded, financial risks are identified early, and performance is actively monitored against approved plans.

In this role, you will:

Funding & Capital Management

• Manage debt drawdowns, equity calls, funding forecasts and liquidity requirements across the platform, development pipeline and construction operations
• Monitor debt facilities, interest costs, financial covenants, facility limits and maturity profiles
• Coordinate lender reporting, compliance certificates and supporting drawdown documentation
• Work with lenders, quantity surveyors, valuers, legal advisers and other external stakeholders
• Support the establishment, refinancing and amendment of project and platform funding arrangements, while proactively identifying funding or liquidity risks

Feasibility and Investment Analysis

• Develop, maintain and review development, construction and platform financial models
• Assess new opportunities and strategic initiatives, including cash flows, funding needs, returns and key commercial metrics
• Undertake scenario and sensitivity analysis across revenue, costs, timing, financing and exit assumptions
• Review and challenge commercial assumptions with the Development, Construction and Investment teams
• Support investment committee papers, business cases and management recommendations
• Monitor actual and forecast performance against approved feasibility models, budgets and platform plans

Finance & Reporting

• Support month-end reporting across relevant projects, platform activities, entities and SPVs
• Prepare and review project, platform and management reporting, including P&L, balance sheet and cash flow analysis
• Monitor project, construction and platform performance against feasibility, budget and forecast, and investigate key variances
• Support budgeting, forecasting, year-end reporting, audit and statutory requirements, working with the broader Finance team
• Maintain appropriate financial controls, reconciliations and clear reporting for management and stakeholders
• Support the development of scalable finance processes, reporting templates and controls as the platform grows

Commercial & Transaction Support

• Provide commercial and financial support for acquisitions, refinancing, due diligence and strategic initiatives
• Prepare analysis for senior management, investment committee, lenders and investment partners
• Work with Development Managers, Construction teams, senior management, investment partners and shared services stakeholders to understand performance, risks and upcoming financial requirements
• Identify opportunities to improve financial models, funding processes, controls and reporting

What we are looking for

There is no single background that defines success in this role. What matters most is strong commercial and financial judgement, modelling capability and the ability to partner effectively across a fast-moving, project-based business.

• Experience in commercial finance, project finance, property development, construction, infrastructure, real estate investment, funds management or a related project-based environment
• Strong feasibility modelling, investment analysis, cash flow forecasting, commercial analysis and financial modelling skills
• Advanced Excel and financial modelling capability, including the ability to build, review and maintain integrated cash flow, funding and feasibility models
• Experience with debt drawdowns, equity funding, lender reporting and financial covenants
• Strong financial accounting and management reporting capability
• Excellent attention to detail, proactive ownership and the ability to manage multiple projects and deadlines
• A relevant tertiary qualification in Finance, Accounting, Commerce, Economics, Property or a related discipline
• Strong stakeholder management skills, including confidence engaging with Development, Construction, Finance, senior management, lenders, investors and advisers

Nice to have

• CA, CPA or CFA qualifications
• Experience within joint venture structures and complex funding arrangements across Build-to-Rent (BTR) and Build-to-Sell (BTS)
• Strong experience in construction, investment, development or project finance may be considered in place of professional qualifications
