Job summary

Mashreq in Dubai, UAE, seeks a Senior Associate in Real Estate Structuring & Advisory to support complex debt transactions across the UAE, GCC and select international markets. You will perform financial modelling, underwriting, and prepare credit proposals, engaging with clients, lenders and internal teams to drive deals from structuring to close.

The role requires 3-5 years of experience in real estate finance, strong modelling skills and familiarity with UAE markets.

Qualifications

• Bachelor's degree in Finance, Real Estate, Economics, Business or related discipline.
• 3-5 years of experience in real estate finance or related fields.
• Strong knowledge of UAE real estate markets and financing structures.
• Advanced financial modelling and valuation capabilities.
• Experience preparing credit proposals and investment presentations.
• CFA Charterholder or CFA Level 2/3 candidate mandatory.
• MRICS qualification is an advantage.

Job Title: Senior Associate, Real Estate Structuring & Advisory

The Senior Associate will support the Real Estate Structuring & Advisory team in reviewing, underwriting and executing complex real estate debt transactions for institutional real estate clients across the UAE, GCC and select international markets. The role is client-facing and will involve financial modelling, transaction structuring, preparation of credit proposals, lender and client interaction, and execution of development finance, refinancing, acquisition financing and structured real estate credit transactions.

Key Responsibilities:

• Prepare complex credit papers, underwriting analyses and investment memorandums for real estate transactions.
• Build and maintain advanced financial models including development cashflows, debt sizing, DSCR, LTV, refinancing and sensitivity analyses.
• Support the structuring and execution of real estate debt transactions across residential, hospitality, commercial, mixed-use, logistics and alternative asset classes.
• Assist with data centre financing, real estate fund structuring, and institutional real estate transactions.
• Meet existing and prospective clients to understand financing requirements and develop appropriate debt solutions.
• Support transaction execution by coordinating with clients, lenders, legal advisors, valuers, consultants and internal stakeholders.
• Review term sheets, facility agreements, legal documentation and due diligence materials.
• Prepare client presentations and transaction materials for internal and external stakeholders.
• Maintain strong awareness of UAE and GCC real estate markets, financing trends and economic developments.
• Work closely with Relationship Managers, Credit, Risk, Treasury and Legal teams to drive transactions to approval and financial close.
• Contribute to portfolio management, monitoring and periodic reporting requirements.
• Support business development efforts and help identify opportunities to grow fee income and client relationships.

Qualifications and Experience:

• Bachelor’s degree in Finance, Real Estate, Economics, Business or related discipline.
• 3-5 years of experience in real estate finance, corporate banking, real estate advisory, investment management, real estate investments, developer finance or structured finance.
• Strong understanding of UAE real estate markets and financing structures.
• Advanced financial modelling and valuation capabilities.
• Experience preparing credit proposals, transaction analyses and investment presentations.
• Experience working with UAE banks, real estate developers, investment firms, asset managers or advisory platforms.
• CFA Charterholder or CFA Level 2/3 candidate is mandatory
• MRICS qualification is an advantage.
• Experience in real estate funds, acquisitions, valuations or asset management is an advantage.
• Strong communication, presentation and client management skills.
• Ability to manage multiple transactions and stakeholders simultaneously.
