Job summary

Merex Investment Group seeks an experienced retail asset manager to oversee the operational performance of its shopping malls and to develop retail management strategies that deliver high-quality services and profitability.

You will manage P&L, capex and opex, coordinate maintenance and safety, and report on financial and operational performance while collaborating with leasing, marketing, and development teams to optimize tenant mix and footfall.

Qualifications

• 10–15 years of progressive experience in mall/destination management or commercial property management.
• Bachelor’s degree in Management or Economics; Master’s degree preferred.

Responsibilities

• Report performance from financial statements, sales, marketing, operations and personnel perspectives; prepare monthly/quarterly reports.
• Oversee asset maintenance, aesthetics, services and safety with facilities teams and providers.
• Provide sustainability analysis for retailers and assist leasing in brand/tenant mix optimization.
• Collaborate with tenants and marketing to increase footfall and sales.
• Coordinate with development/project management on planning and executing projects.
• Conduct market research and produce Retail Trade, Sales, Market & Competition analyses; prepare business/strategic plans.

Job Role: To manage the overall retail asset operationally and develop retail management strategies to achieve high-quality standard of services and exceed profitability.

Responsibilities:

• Manage the assets P&L., Capex & Opex
• Report regularly on the performance of the asset from financial statement (income statement), sales, marketing, operational and personnel perspectives. Prepare monthly and quarterly retail asset management reports.
• Responsible for the overall asset maintenance, aesthetics, services and safety via working with asset operation (cleaning, security, FM, waste management, pest control, other services) team and service providers to optimize quality operation and services
• Provide sustainability analysis for all retailers and assist the leasing department in planning, controlling and optimizing the brands and tenant mix (replacement of poor performers).
• Work closely with tenants and marketing team to achieve and increase footfall and sales for the assigned asset.
• Work with development and project management team in planning, executing and completing the projects.
• Maintain an update on market research and provide reports on Retail Trade Analysis, Sales Analysis and Market & Competition Analysis. Produce business plan, strategic plan reports and fact sheets based on data collection that is created by conducting research.

Role Requirements:

10-15 years of progressive experience in shopping mall or destination management, including multi-site operations, or commercial property management.

Bachelor’s degree in Management or Economics. Master’s degree is preferable
