Job summary

Aldar is seeking an Asset Management Analyst to support performance analysis, reporting and decision support for its UAE assets. You will monitor NOI, occupancy, rental growth and KPIs, and prepare dashboards and variance analyses for management decisions.

You will also conduct market research, support leasing decisions, and contribute to value-creation initiatives with financial modeling and data analytics.

Qualifications

• Minimum 2+ years in real estate, property management or related analytics.
• Experience with asset performance, NOI, occupancy and revenue analysis.
• Strong Excel and PowerPoint for management reporting.
• Ability to coordinate across internal teams and stakeholders.
• Knowledge of AI analytics and forecasting is desirable.

Responsibilities

• Monitor asset performance across NOI, occupancy, rental growth and key operational KPIs.
• Prepare asset performance reports, dashboards and variance analysis to support management decisions.
• Identify performance gaps and provide analysis to support corrective and value-enhancement actions.
• Maintain accurate asset-level financial, operational and performance data.
• Track leasing activity, renewals, expiries, occupancy, pricing and tenant/customer trends.
• Conduct market research and benchmarking on rents, occupancy, supply, pricing and competitor performance.
• Support analysis of commercialization and ancillary revenue opportunities.
• Provide analytical inputs to leasing, pricing and retention decisions.
• Support enhancement and repositioning initiatives, tracking delivery, CAPEX and performance against business cases.
• Assist in preparing financial and commercial analysis for enhancement and value-creation initiatives.
• Monitor realized outcomes against approved investment assumptions and targets.
• Support analysis for hold, enhance, reposition or exit recommendations.
• Monitor property/facility managers and external operators against agreed performance and service KPIs.
• Support coordination of operational issues, asset requirements and performance improvement actions.
• Assist with JV, governance and relevant asset documentation and reporting.
• Support compliance, ESG and sustainability data requirements across assigned assets.

JOB PURPOSE

ROLES AND RESPONSIBILITIES

Asset Performance & Analysis

• Support benchmarking and trend analysis to identify risks and value-creation opportunities.
• Collaborate with Investment & Capital Planning and Portfolio Performance & Intelligence on data and reporting.

RELATED YEARS OF EXPERIENCE

Min. 2+ years in real estate, property management, investment banking or a related analytical role.

• Strong analytical and quantitative skills; advanced Excel.
